Agent Terry Board said the sale by expressions of interest for the west Warrnambool property closed at 4pm on Thursday, September 29.
The property is being offered for sale by owner Pat Gleeson through agents Burgess Rawson and TJ Board.
Mr Board said the property offered opportunities to invest, develop or occupy three kilometres from the Warrnambool central business district with the current lease expiring in May next year.
He said the 4648 square metre property had 75 metres of Raglan Parade frontage and service road access.
The current rental is just over $180,000.
Mr Board said the property could provide a huge opportunity.
