Ray White Real Estate director Fergus Torpy said there had been strong interest in the property, with a lot of buyers interested in renovating the existing home.
The home is on an 1126-square-metre block and has a price range of $670,000 to $720,000.
It will go under the hammer at 12.30pm.
Mr Torpy said interest remained high in Warrnambool properties, with the most inquiries about listings with a price range of between $400,000 and $550,000.
"Ray White Warrnambool has seen 21 sales for the month of November, with sales in Warrnambool, Cudgee, Panmure, Mailors Flat, Koroit, Mortlake, Glenormiston and Terang," he said.
Mr Torpy said 62 properties had gone under the hammer through Ray White since July and all had sold.
He said there would be a further 24 auctions in December.
Mr Torpy said he expected demand would remain high for properties in the south-west in 2022.
"We would expect strong results to continue to trend into 2022," he said.
"It's hard to know what's going to happen as we transition into a COVID normal life - we've seen some amazing and unpredictable results since the occurance of COVID so it will be interesting to see what transpires as the state and nation transitions.
"We know a number of buyers are seeing great value in Warrnambool due to the lifestyle opportunities."
