The renovated property at 51 Kerr Street sold under the hammer to a local family for $640,000.
Ray White's Fergus Torpy said it sold above the top end of the range which was between $550,000 and $600,000.
Bidding started at $420,000 with five buyers vying for the property which rose in lots of $20,000 and $10,000 before slowing to single bids of $1000.
Mr Torpy said the property market was still not showing any signs of slowing.
"There's still a lot of buyer interest out there," he said. "Central properties are always in good demand."
The house came with a 820-square-metre block and three-bay shed which was good for storing a caravan.
A three-bedroom home on the Warrnambool-Caramut Road at Mailors Flat was passed in at auction but Homeseeka's Tim Wells said they were negotiating with the highest bidder.
