Warrnambool real estate agency Brian O'Halloran and Co has two vastly different properties for sale.
On Friday expansive rural property 'Seven Creeks' at Curdievale will be auctioned at the Timboon Community Church Hall at noon, while on Saturday a Warrnambool home close to the beach at 11 Patricia Street will be auctioned onsite at 11.15am.
Auctioneer Brian Hancock said the 275-acre rural property had been predominantly used for sheep grazing and had a 23 megalitre dam.
"It's a lovely undulating, nicely wooded farm with a four-bedroom brick home on it and some shedding," Mr Hancock said.
"It's good cattle country as well and would be a beautiful place to live. With what's been sold down there my initial thoughts are $6500 per acre but with the amount of interest it's likely to exceed that."
Mr Hancock said more than 70 groups had inspected the Patricia Street property prior to this weekend's auction.
He said the two bedroom property had open-plan living, a separate sunroom and bungalow on a 615-square metre site.
Mr Hancock said it was five minutes walk to the ocean with easy access to Granny's Grave, the promenade, surf beach and Hopkins River.
He said it had a price guide of $400,000 but could sell for much more based on the amount of interest.
"It's a fabulous, fabulous location. I think it will set the ground rules for prices out there."
