A lofty statement by experienced real estate agent Danny Harris continues to ring true as buyers enjoyed another boom weekend in Warrnambool.

Speaking before an auction at 6 Timor Street on Saturday morning, Mr Harris told the assembled crowd this was the best real estate market he had seen in his 21 years in the business.
What followed did not let him down, with the Timor Street residence selling for $620,000.
It was a slow start to bidding, potential buyers playing a wait-and-see game before Mr Harris was able to prise out an opening bid of $460,000. This slowly climbed to $500,000 before the action heated up and bids started to flow more freely.
Mr Harris had announced at the start of the auction the expected price range would be between $550,000 to $600,000.
This expectation was met and exceeded, with the house selling for $620,000 after a steady to and fro between two bidders.
Mr Harris said while the price of the house was above the predicted range, he believed it was still a very good result for the buyer.
"This house has some things in its favour that you don't always get with the one house," he said.
"It is walking distance to the beach and the CBD and has sea view."
Mr Harris said many factors were combining to create the current climate.
"It's a perfect storm, especially for sellers," he said.
"Warrnambool is a very attractive seaside location for people from the bigger cities.
"There are a lot of opportunities here and people are gravitating here for the lifestyle, and while the market is strong, housing is still very affordable compared to somehow like Melbourne."
And while the amount of people coming into the Warrnambool market remains high, locals are not missing out.
Ray White Real Estate in Warrnambool sold three of its four properties that went to auction on Saturday morning.
Agent Lachie Kelly said all three properties were purchased by locals who plan to be owner-occupiers.
Mr Kelly said a house at Glenview Drive sold for $457,000, above the predicted price of just below $400,000.
A three-bedroom house in Russell Street, Dennington, sold for $445,000, again well above its expected price range of up to $420,000.
A house with a large-outdoor entertaining area at Thackeray Drive sold for $550,000, exceeding expectations.
The only property passed in on Saturday was a four-bedroom house at Adriana Crescent.
