Warrnambool police Sergeant Cameron Ross said police were initially unable to confirm if the man had a firearm and cordoned off the area around the scene about 10pm.
He said police were then able to contact the man, who was not armed, and negotiated with him to exit the property without incident.
Sergeant Ross said that five unregistered firearms were found during a search of the property.
The man, 57, was remanded in custody during an out-of-sessions court hearing. He will appear in Warrnambool Magistrates Court on Monday to face assault and firearms charges.
