Falk and Co director David Falk said the property, at 248-254 Timor Street, was a great investment opportunity.
He said the building, which has a long-term tenant - Camerons Plumbing - offered 2022-square-metres of space in a prime location.
"There's a lease in place showing excellent returns of about $123,000 per annum," Mr Falk said.
"The property offers a high exposure prominent retail position in the heart of the CBD, comprising a showroom, warehouse, mezzanine area, two further storage sheds, a concreted yard and - of course rear access."
Mr Falk said the property was being sold via expressions of interest.
He said there was stronger interest in commercial properties in the city than there had been in some years.
Mr Falk said of particular interest were "set and forget" properties with long-term tenants.
A commercial block in Port Campbell is another listing that is proving popular, according to Mr Falk.
The 463-square-metre block in Lord Street is the first to come on the market in some years, he said.
"There has been huge interest in this block over the past few weeks," he said.
Mr Falk said the block would be ideally suited to a retail business with one or two units upstairs.
He said an industrial block in Allansford recently also sparked a lot of interest, with 13 expressions of interest received.
Residential properties remain in high demand, Mr Falk said, with most buyers looking for a home under $750,000.
