It was an anticlimactic end to what was a bumper year of auctions, with a promising Warrnambool home passing in at auction on Saturday.

It marked the last auction of the year for Ray White Warrnambool.
There was a silence among the 20-odd crowd at the Coleman Lane property as realtor Fergus Torpy announced the opening price of $770,000.
The property is situated on almost 600 square metres with two storeys, a double garage, multiple bedrooms and living rooms and views across the bay to the Breakwater.
There were a number of parties interested in pursuing a private sale, Mr Torpy said.
"The stars haven't aligned today," he said. "It's a bit of a disappointing one but there's a bit of conditional interest on the property."
It's the 15th auction of the week and 148th for the year for Ray White Warrnambool.
Of those, 28 properties sold prior to auction and 11 were passed in.
"It's been an unprecedented year in Warrnambool," Mr Torpy said. "Houses, land, units and commercial have all been really strong and I think that will continue into 2022.
"For the best part of 10 years Warrnambool has been steady."
