A property at 2/1 Holly Court, Warrnambool went under the hammer in no time, said Ray White's Chris Thomas.

"There were a couple of bidders, it was a fairly short and fast auction," he said. "There was a flurry of bids between two parties and ended up selling for $507,500.

"It's a great result, the owners are happy. A couple of local brothers being first home buyers bought the property so they're absolutely rapt as well."

The bidding started at $460,000.

A property at 58 Boston Drive Warrnambool sold to a local couple for $747,000 with three bidders.

Ray White agent Fergus Torpy said the seller was pleased with the result.

"It ended up going above their expectations," he said.

Bidding opened at $620,000 and went into the 20s and 10s up to around $700,000.

"It was fairly competitive down to the final two at $747,000," Mr Torpy said.

A crowd of around 60 attended an auction at 146 Skene Street.

The auction was between three bidders and sold to a local couple for $720,000.

"They plan to live in it down the track," Mr Torpy said. "It was sold by a local owner and they were really happy with it."

The auction at 27 Skiddaw Crescent passed in with no bids.

"There was no interest from the marketplace for that level," Mr Torpy said.

"At this point they will go back to a price of around $650,000 - $700,000."

Two bidders vied for a neat property with room for additions at 13 Ward Street, which sold under the hammer for $556,000 to a local buyer.

The opening bid was $500,000.

A single bid at 6 Maycarn Court of $435,000 was too close to the opening asking price of $430,000 and was passed in.

Matt Northeast from Northeast Real Estate said negotiations were underway with the local bidder.
