The four-bedroom-home on Lake View Road is being sold via expressions of interest with a price range of between $1.2 and $1.3 million.
Harris and Wood agent Tom Symons said the house was listed earlier this week.
He said there had already been a high level of interest, with a number of inspections booked.
"It would set a new precedent for Koroit," he said.
Mr Symons said some homes in Killarney and Illowa had similar price ranges, but he didn't believe there had been a sale of more than $1.2 million in the Koroit township.
He said the main living area and master bedroom offered stunning views.
"The house is designed to take in as much of the views as possible," Mr Symons said.
Mr Symons said demand for properties close to Warrnambool was high, with limited stock available.
The two-storey home is located on a large 994-square-metre block.
Its kitchen has been recently revamped and will delight keen chefs, with an 1100mm Falcon oven and twin-bowl French Chambord porcelain sink.

Expressions of interest will be accepted until August 30.
