The four-bedroom home on Kielli Drive sold for $728,000 at an auction on Saturday to a local buyer.

Auctioneer Matt Northeast, from Northeast, Stockdale and Leggo, kicked bidding off with a vendor bid of $580,000.

As the rain finally came, the auction was mostly fought out between a local purchaser and a Melbourne investor, who bid via mobile phone.

"It was an extraordinary result," Mr Northeast said.

"We were quoting between $580,000 and $620,000. And the reserve was set at $620,000. People are seeing the value in Warrnambool, the losing bidder was an investor from Melbourne."

Mr Northeast said it was a "very intriguing auction campaign" with the vendor was based in South Australia and the covid lockdown.

"For two weeks we weren't able to show anyone the property and then today with the rules in place we weren't allowed to show anyone through the property.

"But the crowd was very well behaved, they checked in with the QR code, they spread themselves out, everyone was wearing masks."

About 30 people gathered for an auction on Hyland Street on Saturday with the three-bedroom home selling for $665,000.

Auctioneer Jason Thwaites, from Ray White Warrnambool, used a vendor bid of $570,000 to get the ball rolling.

Mr Thwaites said the vendors were very happy with the sale and the new owners would be moving from another regional Victorian city.

He said the sale was the 16^th property Ray White had sold at auction during July.
