The Warrnambool Medical Clinic site, on the north-west corner of Liebig Street and Raglan Parade, has a history stretching back to the early 1900s and is up for sale by expressions of interest.

John Philpot, one of the site's three owners, worked as a doctor there from 1975 and watched the site bulge as its medical workforce grew.

"There were four doctors when I started, and since then the medical clinic has evolved with multiple doctors," Dr Philpot, who retired in 2014, said.

"Many trainees for general practice have been here for varying periods and the building has been added to three times to cope with the expansion of doctors."

Warrnambool doctor Horace Holmes opened the clinic in the early 1900s, using three rooms for surgeries and the remainder as a family home.

"All that time, I don't think this building has come up on the open market," Dr Philpot said. "It's a once-in-a-lifetime opportunity."

Lyndoch Living purchased the business in 2019 and is in the process of building a new facility to house the clinic on Hopkins Road.

Dr Philpot said the clinic would continue to have a lease agreement at the Liebig Street site until June 2022.

"We are sad to see the site go; it has had such an attachment to medicine and Warrnambool for a long time but things change," he said.

Harris & Wood Real Estate's Danny Harris said the site had a buyer's guide to sell for between $1.25 and $1.35 million.

"It's an iconic property really; partly because of the position, and because there is decent amount of the population who have spent time in there," Mr Harris said.

He said the 2090 square metre site would be suitable for another medical-related practice or potentially accommodation, among other possibilities.
