The 275-acre property sold at an auction held at the Timboon RSL Memorial on Friday for $7500 an acre.
This surpassed predictions for the sale of $6500.
The property was purchased by a neighbour, who will use the land for dairy farming.
The property is currently used for sheep farming.
There was no lack of interest in the auction, which was held outdoors, as it attracted a capacity COVD-Safe crowd, with bids beginning at $5000 an acre.
Six bidders were active in the auction, with this interest driving the price to its sold mark of $7500.
Auctioneer Brian Hancock, from Brian O'Halloran Real Estate in Warrnambool, said interest in the property was widespread.
"We had bidders from outside the region," Mr Hancock said.
"Bidding was strong which wasn't a surprise, this was always going to be a popular property."
