Two Warrnambool houses - 100 Botanic Road and 46 Bostock Street - and one retail property at 54 Verdon Street were to go under the hammer on Saturday.
Ray White sales manager and auctioneer Fergus Torpy confirmed the auctions for the two residential properties would now be done online on Monday.
The retail property on Verdon Street will be reauctioned at a later date.
Botanic Road will go under the hammer at 5pm and the Bostock Street home will follow at 5.30pm.
Prospective buyers and general public wishing to watch can register for both auctions on Ray White's website.

Mr Torpy said a decision on whether three properties - 2/4 Mitchell Street, 7 Rowley Street and 13 Ardlie Street - would be auctioned online or in-person next Saturday June 5 would be made later next week when the lockdown was expected to end.
He said businesses across the city had adapted well to previous coronavirus lockdowns.
"It is disappointing but over the last 16 months we have learned we can adapt and change with COVID and our business wouldn't be exclusive to that," he said.
"We have learnt to adapt to COVID really well especially locally with prospective sellers and buyers we have a lot of those systems in place to work with that."
