Phillip and Julieanne Bond's dairy farm lies in the heart of one of Victoria's premier dairying regions - one which produces around a quarter of Australia's national milk output at over two billion litres a year.
"Paringa" is located in one of the most reliable and well spread high rainfall areas in Victoria and with an average 800mm annually, broad seasonal security is assured.
The location is ideal as it is less than 30 minutes from Warrnambool - 20 minutes from Peterborough beach on the Great Ocean Road and only 10 minutes South of Terang.
The property has substantial improvements, with a superb four-bedroom brick main home, a salt-water inground pool, and all situated in an established and private English treed setting.
The other two three-bedroom homes have been recently refurbished/renovated.
"Paringa" Dairy Farm has an excellent farm layout with one extra large four-cow-wide underpass big enough to drive a farm ute through.
There is a 100 meg licence for irrigation, 14 meg dairy bore licence plus two large built-up silage pits.
The dairy is a 60-unit rotary with automatic cup removers and push button backing-gate system. The dairy shed is 37.5m x 32m with 3 phase power and a 17,500 litre Packo Vat.
The yards hold 500 cows and there are two additional holding yards that hold approx. 20 cows each for ease of access to the ramp to load trucks.
The effluent dam can hold 8 megs of water and can be pumped onto the paddocks through the 80 acre irrigation system set up or recycled back into the flood wash tank to wash the dairy.
The commercial size silos include a 60 tonne silo for wheat or barley, 30 tonne silo for protein and a 20 tonne holding silo. All are attached with steel walkway floor and handrail. There is also a mixing silo where salt or minerals can be added before feeding the cows and a silo set up and used to lead feed cows/heifers on the rotary dairy.
The AI building is 15m x 42m and has a main lobby, dispatch room, five offices, conference room and amenities. This section of the shed has a heated slab. Above the offices there are stairs going to the loft with a 15m x 12m mezzanine floor while the remainder of the shed (15mx30m) has a concrete floor, 3-phase power and two large electric roller doors.
