Twenty people, the amount allowed under the coronavirus restrictions, attended the Swan Street auction on Saturday morning.
Bidding for the four bedroom home opened at $390,000 and the house was sold for $410,000.
Auctioneer Fergus Torpy, from Ray White Warrnambool, said the property was bought by a local man.
"It's a good result," he said.
"Obviously in this challenging landscape you've got to have all your ducks in a row when it comes to an auction."
Mr Torpy said there were a number of auctions scheduled for July and it was nice to see things getting back to normal.
"Warrnambool is still ticking along which is good," he said.
