A crowd gathered at 53 Henna Street on February 22, where buyer Libby Kerr placed a winning bid of $453,000.
She said she would leave the house just as it was.
"It's a great house, it's rock solid, it's sound, and I plan to leave it the same," she said.
"I'm from Melbourne so it will be primarily an investment property.
"It's a great location and Warrnambool is the gateway to The Grampians, it's got whales - what more could you want?"
Auctioneer Bruce Ludeman was pleased with the result.
"It was a very successful auction, there was a large crowd and it's all about where it is," he said.
"The council valued it around $390 - $400,000 so to get the result we did was good. The land itself is worth in the high $200,000 mark."
Across town another successful bid was placed on a property in Kelp Street.
The rare California bungalow at 65 Kelp Street sold for $596,000 at auction.
Ray White's Jason Thwaites said it was purchased by a local buyer.
"It was above the expectation range which is a positive for Warrnambool," he said.
"It's a California bungalow which is a rare style of property in the city, there's not many examples of it around.
"Built in the 1930s, it's immaculate, has four bedrooms and a triple garage.
"There was a crowd of about 100 and there were five bidders. It opened at $490,000 and progressed to the final selling price."
Another seller was not as fortunate in the sale of their property at 3 Rongoa Drive.
Ray White's Chris Thomas said the property was passed in at auction.
"The bidder didn't reach the price on the day unfortunately but we're in negotiations with the bidder and hopefully we can get something together," he said.
"The expectation was between $370,000 and $407,000."
