Tate Storey, 23, of Hickford Parade, pleaded guilty in Warrnambool Magistrates Court on Monday to charges.
The court heard Storey helped to install security screens at the home of his former neighbour, who had a diagnosed brain injury.
Then between June 28 and June 30 last year, Storey attended the victim's home and forced open the only window without a security screen.
The victim was not home at the time.
Storey grabbed a stereo system and TV but couldn't get back out the front door. He left the electrical goods on the ground and fled the house through the same window he entered.
Police crime scene investigators later located his finger prints on the outside of the window.
Storey initially denied the offending but could not explain why his finger prints were located outside the window.
He also pleaded guilty to stealing a TV from a former housemate's property.
The court heard he was asked to move out of the property on February 1 last year after failing to pay his rent.
He returned to collect his belongings and left with the home owner's TV which he sold at Warrnambool's Cash Converters for $75. He was later identified on CCTV footage.
The court heard Storey had significant health issues and had since moved away from the Warrnambool area.
He was placed on a treatment-based community corrections order with conditions he undergo drug and mental health programs and be under supervisions.
An existing corrections order was extended for a further two months in order for him to complete the remaining 20 hours of unpaid community work.
Storey was ordered to pay $75 restitution to Cash Converters.
