Brian O'Halloran and Co real estate agent Brian Hancock said he was unable to keep up with buyer demand.
"We haven't got enough properties to satisfy our buyers in all price ranges," Mr Hancock said.
"We're depleted at the moment and desperate for more listings."
Mr Hancock said the number of listings he had was the lowest he had experienced in the past four decades.
He said it was a great time for people to put their property on the market, with low interest rates resulting in more people looking to buy.

Mr Hancock said he was expecting an increase in demand for properties in spring and summer.
"We've found it's been really busy right through the whole year, but it does gain momentum in spring," he said.
He said demand was highest for properties in the $400,000 to $500,000 price point, with most people looking for three to four-bedroom homes with two bathrooms.
Ray White Real Estate partner Fergus Torpy said demand for properties was higher than supply.
"We're finding the market is quite buoyant at the moment and quite positive," Mr Torpy said.
"There's more demand than there is supply, which is pushing prices up."
Mr Torpy said the strong market was resulting in an increased number of auctions.
"Usually when you start to see a bit more demand you start seeing stronger competition, which lends itself to auction," he said.
Mr Torpy said often sellers would get a better outcome at auction.
He said Ray White Warrnambool's clearance rate for residential auctions was about 20 per cent higher than last year, with a rate of 75 to 80 per cent.
Mr Torpy said this time of year was usually a busy time for real estate agents. "There's certainly great opportunity out there for sellers and we're coming into the time when Warrnambool shines weather wise," he said.
