A commercial property on Warrnambool's Caramut Road attracted substantial interest and sold for $826,000 recently.
Charles Stewart Real Estate agent Anthony McDonald said the property at 96 Caramut Road was the former site of Swayn and McCabe.
"It was sold to a local buyer who will relocate his welding and steel fabrication business," Mr McDonald said.
He said the site boasted a 216-square metre show room and a 470 square-metre workshop area as well as frontage to Caramut Road and Coghlans Road.
"There was lots of interest from a number of potential buyers," Mr McDonald said.
"There seems to be demand for those types of sites at the moment."
Mr McDonald said the sale was proof the city's commercial property was in demand with prices rising over the past five years.
He said there was a second site available at 35 Coghlans Road that would suit a retail operation.
"It would suit a retail business or alternatively it could be converted into offices," Mr McDonald said.
The 360-square-metre showroom was also previously used by Swayn and McCabe before they relocated.
"The asking price is $480,000 plus GST," Mr McDonald said.
"It's also available to lease."
