Hamilton police Acting Senior Sergeant Cameron Ross said emergency services were called to the fire at a property in Coleraine's McConchie Street about 4am.
He said the house was totally destroyed.
"At this stage it is an ongoing investigation and we are treating the fire as suspicious until we can ascertain the cause of the incident," he said.
"A fire investigator will be attending the scene this morning."
Acting Senior Sergeant Ross said there were no occupants at the property at the time of the fire.
"The house was empty. The current tenants had moved out a week ago due to the property having no heating," he said.
CFA district four Commander Terry Hayfield said six appliances were called to the scene from Hamilton, Coleraine and Hilgay Settlers.
"It took about half-an-hour to bring the blaze under control," he said.
"There were concerns about whether occupants were home at the time as they were unable to be located. Police attended the scene and helped us attempt to locate them but we later found out there was no one present at the time of the fire.
"This was a quick response by local brigades. Although we are yet to to determine the cause, it comes as a timely reminder to check your smoke alarms, clean our your fire places and ensure clothes are not kept too close to a fire or heating service."
Anyone with information should contact Hamilton police or Crime Stoppers.
