O'Hallorans agent Brian Hancock said the property was passed in after reaching $395,000.
"We are dealing privately with a number of parties at the moment and I'm hopeful of achieving a sale," he said.
"We're looking at offers between $410,000 and 420,000."
The original central Victorian sandstone cottage (circa 1874) has been held in a family for almost 100 years.
The whopping 1061 square metre corner site is large enough for the potential to build another home, facing Kerr Street, subject to council approval.
The veteran agent said there would be an interesting auction at the Kirkstall Hotel at 1pm on Friday - almost 30 hectares of prime land at Bruces Road.
"It's going to be an interesting auction of 73 acres. It's attracted a lot of interest," Mr Hancock said.
"The market is going good but we are short of listings, particularly in medium housing range, between $330,000 and $500,000, and units priced at around $200,000."
