A WARRNAMBOOL business owner fears she may have to sell off assets after she was told she is no longer able to access a number of tracks.

Rundells Trail Rides owner Sandra Wilson has been operating for 22 years, offering trail rides through Belfast Reserve to about 4000 visitors to the city each year.
Part of the appeal of the trail rides is the experience of riding on the beach.
In December last year, Ms Wilson was advised she was no longer allowed to use the Hoon Hill track, the one she said is the most spectacular.
"It has 360-degree views and we can point out important landmarks like Tower Hill and Port Fairy," Ms Wilson said.
"Hoon Hill is a sheltered track from the north side."
Ms Wilson said the track was an essential part of her business, particularly during the cooler months of the year.
"We want to be able to offer a nice ride on the beach and one track may not be available so we need to be able to find another one to get down there," she said.
"It's going to be very tough in winter. It was tough at Easter because of the high tides and swell and winter and spring are the same."
Ms Wilson said she had raised her concerns with Parks Victoria.
"At this stage is is threatening the future of the business," Ms Wilson said.
"It will possibly mean we will have to cancel rides, it will be less hours for the staff, it makes it hard for me to pay bills on time and it might mean I have to sell some of the horses to get through winter and then when you've got busy periods you've sold your assets and you can't take out as many riders."
Ms Wilson also runs nine riding classes each week with about 45 regular students.
"I am not asking for very much - I just want the previous tracks reinstated, particularly the Hoon Hill Track," Ms Wilson said.
"Having access to the five tracks will ensure my business can continue into the future."
Ms Wilson employs one full-time employee and eight casual employees.
"We look forward to having discussions with Parks Victoria and looking for a solution," she said.
Parks Victoria area chief ranger Michael Smith said the authority had a responsibility to ensure high impact activities in the dunes of Belfast Coastal Reserve could be managed.
"Last year the Belfast Coastal Reserve Management Plan was released, outlining permitted activities on the reserve and how they will be managed to ensure protection of environmental and cultural heritage values," Mr Smith said.
"The plan proposes controls and restrictions around Hoon Hill, however Rundell's Mahogan Trail Rides continues to have access to the reserve and onto beach areas included in previous licences."
Mr Smith said during development of the management plan, amendments were made to allow for routes identified as being important to Rundell's Mahogany Trail Rides.
"These changes were incorporated in an updated licence, which was signed by the operator earlier this year," he said.
"We remain in contact with the operator and will be assessing alternative trails in the reserve to ensure Rundell's continues to offer a great experience for their customers."
