Saint Patrick’s Luxury Boutique Hotel is on the market by expression of interest with a price range between $3.6 and $3.9 million.
The agents selling the property are Lockett Real Estate in Port Fairy and RT Edgar Real Estate Toorak.
The building is the former St Patrick’s Convent and was built in 1907.
Reports from the day said a crowd of 5000 people attended the opening on what was described as a “great day for Koroit”.
In its heyday, the convent, which was built with 28 rooms, was home to 20 Good Samaritan nuns.
The nuns taught at schools around the district, including a secondary school which was set up in the downstairs area of the building.
In 1972, the convent was closed and sold to a group of Melbourne schools, which used it as a student camp.
The building went into private hands in 2003 with major renovations taking place.
It was purchased by Vivienne Porter and her mother, Dawn Clancey, in 2009.
The pair teamed up to run the boutique hotel until Mrs Clancey’s death three years ago.
Ms Porter has operated the business for the past three years but said the time was right to move on.
“Setting everything up with Mum was such a wonderful experience, we were like two little girls having fun,” Ms Porter said.
“I have very eclectic tastes and Mum was more traditional antique so we had a good mix.
“But it is something that takes a lot of energy and the time is right for someone else to take it on.
“I think it would make a great family home, it would be pretty special.
“But having said that, it has been very popular as a boutique hotel.
“The majority of the visitors we have had here have been internationals who have really appreciated the history of the place.
“It is very luxurious, we got a rating of 9.8 from booking.com.”
Ms Porter said the boutique hotel would be closed in May, regardless of if the property had sold or not.
The hotel can accommodate 10 people, plus a summer house at the back of the main building.
A feature of the property is the former chapel which is set up as a sitting room.
