Harris and Wood real estate director Danny Harris confirmed the site of Clinton Baulch Jeep had been newly listed this week.
He said it was a high-traffic site, with great exposure.
It comes as Clinton Baulch Motor Group is developing a new site at the eastern end of Raglan Parade. The group lodged plans with the Warrnambool City Council in 2015 for a new site, which was formerly home to a motel.
Mr Harris said the Jeep dealership, at 1067 Raglan Parade, Warrnambool, was just under 3100 square metres.
“There isn’t too many other sites like this available for sale at the moment with the same land size,” he said.
“Main arterial roads are still well-sought after.”
He said a dip in retail shop vacancies as seen across the country hadn’t extended to other industries.
“It’s been quite topical the challenges with the CBD and vacancy rates,” Mr Harris said.
“I think a lot of it is related to the retail industry.
“It’s certainly not a thing that is confined to Warrnambool, it’s a nationwide and certainly a developed-worldwide problem, but that hasn’t extended to property on Raglan Parade.
“Vacancy rates there are still very low and it still seems main roads, whether it be Warrnambool or elsewhere, are still sought after.”
Other movements are happening across Warrnambool’s motoring industry, as works continue on the new site of Callaghans Motors, also on Raglan Parade.
Its new home was the former site of Mitre 10.
Franchises for TJM off road accessories and New Age Caravans opened at the site earlier in the year, and it is expected Callaghans will move in late 2017.
Callaghans’ site on Fairy Street is on the market. The 4400 square metre central site has buildings spanning 2674 square metres and has access from both Fairy and Lava streets.
Selling agent Mark Dwyer, from Ludeman Real Estate, told The Standard when the commercially zoned property was listed it could be used for offices, accommodation or retail.
“Because of its zoning it could suit any areas,” he said.
