Sergeant Darren Brown, of Hamilton police, said the fire in Duke Avenue was reported about 2.20am.
The lounge room was fully engulfed and destroyed and there was substantial smoke and heat damage to the remainder of the unit, Sergeant Brown said.
“A single occupant, a young male, was not injured,” he said.
Sergeant Brown said the 16-year-old male escaped and was not harmed.
Police are liaising with arson chemists, who may be called in from Melbourne to investigate.
“We don’t know the cause at this time,” he said.
Volunteers from the Hamilton CFA worked for hours to contain the blaze.
