A 1.6-hectare block of land at 21 Ian Road, Warrnambool, was passed in on a vendors bid of $320,000.
Brian O'Halloran and Co. agent Brian Hanckock said negotiations were continuing with two interested parties.
In Mortlake, a three-bedroom home overlooking Tea Tree Lake also failed to sell.
Elders Real Estate agent Rob Rickard said the home at number 32 Jamieson Street was passed in on a vendor's bid of $275,000.
