Historic Warrnambool pub on prime CBD corner for sale

RECORDS are set to be smashed when one of Warrnambool’s most prominent and sought-after pieces of real estate goes under the hammer.

The prime central business district block on the corner of Lava and Liebig streets, which is home to the 154-year-old Victoria Hotel, is expected to sell at auction next month for between $2.5 million and $3 million.

Along with the Vic Hotel, the building houses the Optus store and Tony Pola Finance and Housing Loans. It has been owned by a syndicate group comprising local residents for about 20 years.

The site, which includes 16 accommodation rooms above the Optus shop and a drive-through bottle shop, provides a rental return of about $208,000 a year.

Real Estate agent Brian Hancock for Brian O’Halloran and Co said he was unable to recall a sale of this size in recent history.

“We would expect it to sell for between $2.5 million and $3 million,” he said.

“There just hasn’t been anything of this magnitude.”

Mr Hancock compared the sale to the Wannon Water building on the corner of Fairy and Koroit streets, which was believed to have sold for $2.5 million.

“You can never say it’s the most sought-after site in Warrnambool but it would be up there with them,” he said.

“The position is the key. The fact is it’s at a very busy intersection and a vibrant part of the city.

“It’s a very large corner site and the vendor syndicate is looking to wind it up,” he said. “It’s a great opportunity for a group of investors.

“The hotel has a 20-year lease. All the tenants are on new or existing leases.”

Mr Hancock said a large marketing campaign would begin within the week and there was every chance it would attract international buyers.

“We will begin a fairly comprehensive marketing campaign,” he said. “It will be out there. There is every chance we’ll get an overseas buyer. This is a substantial corner in Warrnambool.

“The pub is a lovely sandstone building built at the turn of the century.

“It’s been a good watering hole for many patrons for a number of years. We’re looking forward to the sale.”

The auction will be held on March 23 at the Warrnambool Bowls Club on Timor Street at 2pm.

Another piece of our history being sold to the 'international market'. What I understand from this article is that this property will be bought, like the Wannon Water building, and then stand untouched by renovation or repurpose to continue wasting away as our CBD strip crumbles around us.

We cant complain about the future of the CBD if we sell off iconic buildings and locations to people that are not local.

The Sellers should not be expected to loose out on price by insisting it not be sold to anyone from out of town. The are entitled to seek the best proice regardless of the buyers location.

The rent is consistent with an 8 % return on the expected sale price, with a further return available via capital value increases over time.

All that is required if for a syndicate of 10 locals to beg, borrow, or steal, $ 250 K each to keep it in local hands.

What is the point of keeping it in local hands if they havent really done much with the building for the past 20 years anyway. Warrnambool CBD needs to move on from chicken parmigana and do something stimulating and different in order to maintain customer interest in the CBD.

Sold ! My spare change and i'm a local. Now what could I possibly do with it ? knock it down for car parking? Is it heritage listed? 3,000,000 divided by 310500 annually (based on $1 hr current rate for central car parking) = quite a good prospect. Hold on, if everything is closing down in CBD then who is going to want to park there? Perhaps not. I loved the old Vic Hotel days when it inhabited the whole corner, Rose's Bar: those were the days.

It would be good to know exactly what is going to become to this building. I dont mind its architecture which is not unpleasant on the eye. It would be a shame if the pub closed but if it has to then I think a bit of an overhaul might be called for. The days of beer and pool as the evening entertainment have slipped away as many customers look forward to a bit of comfort and live entertainment with their chosen beveridge. Warrnambool residents may still provide a buyer syndicate from within its ranks.
